What is a Residential Rental Agreement (11 months)?
An 11-month rent agreement is a short residential arrangement, commonly drafted on leave and licence terms: the owner (licensor) permits the occupant (licensee) to use the premises for a fixed period without transferring any interest in the property.
The 11-month term is common because a lease for more than one year must be registered under the Registration Act, 1908. Keeping the term under a year avoids compulsory registration in many states — but not all: some states require every leave and licence or tenancy agreement to be registered or filed, whatever its length.
When to use it
- A simple short-term arrangement for a flat or room where both sides want a standard set of terms.
- You expect to review the rent each year and renew with a fresh agreement.
- You need a quick written agreement for address proof or employer records.
- You don’t need the fuller clause set and state-specific terms of the residential rental agreement.

Stamp and sign
Print on stamp paper of your state’s value (or e-stamp), and sign with two witnesses. Register it if your state requires it.
How to make it legally valid
- Stamp duty at your state’s rate, paid by stamp paper or e-stamping.
- Registration where your state requires it even for terms under a year — check before you rely on the 11-month route.
- Signatures of both parties on every page, with two witnesses.
- A term that genuinely ends within 11 months; renewals are made with a fresh agreement, not by quietly continuing.
Stamp paper. Stamp duty for leave and licence and rent agreements is set by each state and often depends on the rent and deposit. Confirm the value with the stamp vendor or your state’s e-stamping portal.
Common mistakes to avoid
- Assuming an 11-month agreement never needs registration — some states require it regardless of term.
- Continuing occupation after 11 months without a renewed agreement.
- Writing lease language (transfer of interest in the property) into what is meant to be a licence.
- Not recording the deposit and the conditions for refunding it.
